The Mitchell physics building I believe is an example of a new trend of different leveled roof heights. Lately I've been noticing a new trend of roof tops that aren't just plain lines in the sky. I believe the reasoning behind this is to try and add a spice to the sky lines of towns and not just plain flat layers. If you look at the physics building you can see that it has several different heights with slanted and curved surfaces. I think that most new building are going to have something like this in the architecture.

If I was to invest this summer I would follow suit with the rest of the aparment craze in College Station. The average occupancy rate for units built 2000-2009 is right at 98%. With the average size and rent per sf respectably being 905 and .886. Therefor the average calculated monthly rent would be 905(SF)x.886(Avg rent per SF)=801.83.
Just from the statistics above it makes sense to me. You hava 98% chance of making on average 801.83 a month. What I would like to do with it would be to buy an apartment or condo and rent it out. Then as soon as I had tenants in it I would list it for the amount of return I expected on my investment. If a year went by without selling it I would just adjust my price accordingly to the amount of money I've made through rent cash flows through the investment.

Historic Detroit masonic lodge in trouble.
The massive 14 story Detroit masonic lodge was foreclosed on March 26 2013. They currently owe 152,000$ in back taxes. The president of the Detroit masonic lodge said they never received a delinquency notice from the county for 2011. Regardless, if the money isn't paid the building will be sold in an auction at a starting price of 160,000$. Could you imagine buying a 14 story building with 2 theatres, 1037 rooms and 16 bowling lanes in it for 160,000$!
Sadly for us entrepreneurs they are currently making a payment plan with the county to pay the balance in installments. If they can not come up with the funds the building will be sold in a foreclosure auction.

Livingston America
Livingston Texas Is located a little over an hour north of Houston and an hour and a half east of Aggieland. It's a small town of around 7,000 people with not much industry besides lumber. The nearby lake Livingston is the largest man made lake in Texas and brings in many tourists. More importantly it's a great spot for fishing. I've lived in this town my entire life and it has grown tremendously. The growth has centered around the area that Highway 59 runs through. Highway 59 used to run through downtown Livingston but then it was moved over a few miles and an overpass was built. The area where 59 used to run through or business 59 is now a ghost town with just a few businesses left.
Most kids hate it but it matches pretty well with my love of the outdoors.

This is my family and I out on the lake in the boat. I'm about to do some world record water skiing. The other two Livingstonians are my brother Joey and his wife Nicole.

This was early one fall when me and my brother both put animals down with our bows one afternoon. The reason why this picture is good is because the only reason he shot that hog was because I shot the doe and he was jealous.
That's right I'm the greatest big brother ever. That's me in the bunny suit last Easter for my Little sisters 1st birthday. We're by the pool at my parents house.

Dr. Harrison was a fantastic guest speaker. Everything that was involved with this property and the history of it was phenomenal. The property he was telling us about was won by his grandpa in a poker game sometime in the early 20th century. His great, great grandpa was apart of the first graduating class from Texas A&M. He said that there wasn't even dorms yet and they had to sleep in tents.
The most interesting thing about this piece of property was the 10x20x6 foot swimming pool sized hole they had to remove of contaminated dirt. He said it cost him around a quarter of a million dollars to remove a swimming pool sized hole of dirt and had to pay to ship it to Austin. This is just absolutely astounding to me of the cost of it and the delay time it took him to get it sold. I know for a fact that if I was him I would have just rented an escavator and a dump truck and hauled it off myself.

Private restrictions on real estate are basically protection
from individuals for your property and the ability for you to be compensated
from an individual if they break your rights.
There are many terms associated with private restrictions, Such as covenants, conditions, restrictions,
easements and encroachments. Their purpose are all slightly different and are designed to enforce the latter.
A real life example of a private restriction on real estate is an issue planned parenthood faced in Michigan.
The issue they faced was between them and a neighbor over a deed restriction. The neighboring property brought to the cities attention about a preexisting deed restriction that had been placed on both properties, requiring the land be used only for retail, restaurant or offices. Planned parenthood wanted to use the land for medical space and filed a lawsuit claiming slander from the neighboring property.
Public restrictions on real estate is the government side of
restrictions and limitations. They do
this through 4 ways;Taxation,eminent domain,police power and escheat. There is a vast amount the government can
control or manipulate through these 4 ways.
In Brooklyn courts ruled a few years ago that it was constitutional for the use of eminent domain to seize 22 acres for the New Jersey Nets new stadium. This took 3 years after countless lawsuits from landowners in the area.

Mineral Rights
Growing up around oilfield people I've heard tons of stories about mineral rights and the riches that can come from them. This whole aspect of real estate really just fascinates me. Especially being in an oil rich state such as texas this plays a large role in some property owners lives. My favorite stories were of peoples granddads or great granddads who went around and bought up thousands or even millions of acres of mineral rights from property owners decades ago with the foresight that this could earn large amounts of money one day. With todays oil boom the recipients of these mineral right holders that have oil won't ever have to work another day in their life.

This is an example of a group of people who are trying to gather a large amount of small tracts of mineral rights so the collaborated group can make more money.
